40×120 contemporary plans in Katy and Waller County

A 40-foot-wide lot is the most common pad in many west Houston and Waller County plats. It is also the easiest lot to get wrong: a two-story box, a garage that eats the street, and no room left for limestone.

PI Contemporary’s 40×120 series (Plans A, H, K, O, and Q) stays between about 2,050 and 2,200 square feet. That is a full house — not a downsized leftover from a 60-foot plan. E40 Contemporary is the Plan E family drawing on a 40-foot pad: 4 bed / 3.5 bath, about 2,200 sq ft.

The elevation still carries the series language: limestone on the left mass, white stucco field, a wood slat at the entry, black steel windows, and a two-car garage. Primary bedrooms appear both downstairs (A, H, Q, and E40) and upstairs (K, O) so a street can mix one-story living with loft and balcony plans.

Courtyard and street entries both exist on the 40-foot width. Plan Q uses a mini courtyard. The Plan E family also has 45-foot drawings (E45 Contemporary and E45 Farmhouse). That mix matters when a street has both compact and larger pads.
