Why 45×120 lots are the PI Contemporary hero width

Forty-five feet is wide enough for a courtyard and a great room without jumping into the 60-foot, 3,000-plus square-foot tier. That is why the PI Contemporary hero home sits on a 45×120 lot.
Plan B is the hero: about 2,350 square feet, courtyard entry, great room, balcony. The rest of the 45-foot core series (D, I, L, N, R) stays between about 2,280 and 2,450 square feet. The Plan E family also sits on 45-foot pads: E45 Contemporary and E45 Farmhouse, 4 bed / 3.5 bath, about 2,400 sq ft.
For agencies, this is the easiest first send. Buyers who want Sofi Lakes contemporary living — lakes, trails, pickleball — but do not need (or want to pay for) a 60-foot plan usually land on 45 feet once they stand on the pad.
The elevation grows the limestone mass compared with the 40-foot house. The garage door stays a two-car face to the street. The house still belongs to the same neighborhood language.
